About the Assawoman Canal House
This house is located in the Town of Ocean View and is uniquely positioned on the point of Assawoman Canal and Whites Creek near the Indian River Bay and Delaware Seashore State Park with direct water access. The park is one of the Mid-Atlantic region's most popular recreational destinations, with a wealth of natural settings and six miles of ocean and bay shoreline.
Visitors can enjoy swimming, surf- and deep-sea fishing, surfing, sailing, paddling, hiking, bird watching and much more. This cottage is close to resorts, restaurants, tax-free shopping outlets, historic sites and park amenities.

This furnished house sleeps seven and has:
- Four bedrooms, two with a King size bed, one with a Queen size bed, and one with a Double bed.

Reservation Information
- The house has a two night stay minimum. No exceptions.
- A minimum deposit of 1/2 the rental fee is required at the time of reservation if booking more than 60 days in advance. All payments must be made within 60 days prior to arrival. Credit card payments can be made online at delawarestateparks.reserveamerica.com or by calling 1-877-987-2757. Cancellations due to non-payment of balance due will forfeit deposit. NOTIFICATION WILL NOT BE SENT WHEN FINAL PAYMENT IS DUE.
- No more than seven (7) persons, including children and infants are permitted to stay in the house. One person in the party must be 21 years or older and must remain in the cottage during the stay. Identification will be required upon check-in
- You will be required to bring all bed linens and towels. The house has one California King, one king bed, one queen bed and one double bed.
- No smoking is permitted inside the house or screened porch; evidence of smoking is cause for immediate eviction and charges to Damage and Cleaning Deposit.
- Quiet Hours are from 10:00 pm to 8:00 am. Undue noise or disturbance or failure to follow state parks rules and regulations shall be cause for immediate reservation cancellation without refund.

- You will be contacted prior to arrival with details and entry code.
- Prior to check-out be sure that you are leaving the property in a clean and orderly condition.
Reservation Changes Policy
- You may change a reservation once at no charge. For each subsequent change, a fee of $10 will be charged. Changes may be a date or site change at any state park that offers family camping, cottages, cabins, or yurts.
- Changes to your reservation may be made online, or through the call center unless it is same day at which point please call the park office.
Cancellations and Refunds
- Any cancellation made to the reservation 31 days or more before the arrival date will result in a cancellation fee equal to the first night's rental fee.
- The deposit equal to one half of the total rental fee is forfeited for any cancellations made to the reservation 30 days or less before the arrival date.
- No refunds or cancellations made after the date of arrival or after the point of check-in.
- Failure to provide notice of cancellation will result in a no-show with loss of all fees.
Emergency Closures
In the event Delaware State Parks must close a park or campground (due to storm or other emergency); the affected campers will be given a refund of the unused portion of their reservation. If the campground remains open and the camper elects to leave, the action will be treated as an Early Departure and no refund will be given.
